NEW LONDON — The Mizzen, a waterfront housing development in Fort Trumbull, is being positioned as the next phase of New London Landing, with investment partner Teammates listing 251 apartments and a construction timeline extending into September 2028.

The project follows The Beam, the neighboring 203-unit apartment development that Teammates says was delivered in 2023. The partner identifies regional employment growth at General Dynamics Electric Boat as a central reason for investing in additional housing. That is the project team’s assessment of demand, not a guarantee about future occupancy or rents.

Teammates lists a July 2026 capital closing and an August 2026–September 2028 construction phase. Its financing description includes $60 million in construction debt through Liberty Bank, $14 million in equity and $20 million in C-PACE financing through Nuveen. It gives a $94 million total development estimate.

RJ Development & Advisors’ September 4 project description identifies CUBE3 as architect and Callahan Construction Managers as builder. It describes a 249,840-square-foot building with five wood-frame stories above a precast podium, along with a courtyard, fitness and community rooms, bicycle storage and a top-floor lounge.

The public descriptions are not identical. The developer’s September account calls The Mizzen a 250-unit market-rate community; Teammates lists 251 units. Sentry Commercial’s October 5 summary, attributing its information to the Hartford Business Journal, also reports 251 units, with 232 parking spaces, a roughly $95 million estimate and initial occupancy expected in 2028. Final approved unit totals and final construction costs were not independently established in this review.

For residents and workers, the practical distinction is between housing in the pipeline and homes available now. These sources describe a market-rate development; they do not establish a rent-restricted affordable-housing allocation, current asking rents or an opening date for applications. Anyone considering a future move should confirm leasing information directly through the developer’s official website rather than treating the construction timetable as a move-in commitment.

This report draws on published project-team descriptions and an attributed commercial-property news summary. It does not represent an independent inspection of construction progress or a new announcement that work began October 15.
